A clear report for settlement
A wood-destroying insect (WDI) inspection looks for termites and other insects that damage wood, such as carpenter ants and wood-boring beetles. Many lenders and purchase contracts require one before settlement. A clear, timely report keeps the transaction moving.

What the inspection covers
- Visible and accessible areas of the home, including basements, crawl spaces and foundation walls
- Evidence of active or past wood-destroying insect activity
- Visible damage from wood-destroying insects
- Conditions that make the home more likely to have problems, such as wood-to-soil contact and moisture
If we find activity
If the inspection shows activity or damage, we will explain what we found and the options for treatment. Because we are also a licensed Maryland Home Improvement Contractor (MHIC 119520), we can handle both treatment and repairs, which helps keep everything on schedule.
Tips for sellers
If you are listing your home, a few simple steps help the inspection go smoothly:
- Make sure the crawl space access, attic access and basement walls are reachable.
- Move stored items away from foundation walls where possible.
- Keep mulch and soil pulled back from the siding.
- Let us know about any past termite treatment and the company that performed it.
Scheduling the WDI inspection early in the process leaves time to handle any findings before settlement.
